Fall Is The Season, Or So Say The Numbers…

Real estate statistics from the Treasure Valley continue to reflect the “fall” season. Prices are falling, unit sales are falling and inventory is falling. Over the last several months we have seen a
very different market than over the last few years. Up and down and all around as the fairy tale says.

In Ada County prices fell 5% month over month and Canyon County prices fell slightly more at 7% month over month. As prices have decreased steadily at this pace we have reached the point where year over year prices are posting a virtual zero net gain. This is very rare for us and follows along with predictions and analysis from many financial and real estate experts. The sky has not fallen but we are seeing a real estate market that we have
not seen in several years.

Sales have dipped significantly from last years numbers, down
29% in Ada County and 38% in Canyon County. Remember last year was an extremely good year. Looking back only a year may not be enough to compare to “normal” years but the trend
down is significant now and indications are a continued slide. In contrast, well over 1000 homes sold in the Treasure Valley in September.

We include condominiums, townhomes, and homes on up to 2 acres. By including multiple forms of residential housing, our statistics more accurately portray the many options buyers have in modern housing offerings.
